The second floor will be used as a parking lot. The remaining floors will be opened for call centers, capable to house multiple communication facilities.
The building will be ensured as brown out-free, to be provided with its own power house. It will have two (2) elevator units.
Aside from the second floor parking lot, the building will have open parking spaces to accommodate more tenants and their clients.
The site is very accessible because of its proximity to public transport and other facilities such as universities and colleges, hospitals, shopping malls, banks, etc.
The City of Iloilo has existing tax incentives and holidays to offer for this type of investment. The Province of Iloilo also plans to secure an accreditation by the Philippine Economic Zone Authority (PEZA).
Payback period using the nominal cost is 4.91 years.

Call centers in the Philippines have proven to be a very good strategy to information access. They cover both inbound and outbound services. Call centers are considered as careers especially by young Filipinos now working in these facilities. Outside Metro Manila, urban centers like Cebu, Negros and Iloilo in the Visayas region are closely competing in terms of ICT development.
Iloilo boasts of its manpower potential, strategic location and present telecommunication facilities located separately in different malls around the city.
Although Iloilo City offers identified areas for call centers, the Iloilo IT Park promises to offer the latest state-of-the-art facility which can provide the necessary facilities and a more wholesome location and accommodation for customers.
The proposed seven-story IT Park will be a one-stop center for telecom agencies, to be constructed in a 3,400 square meter lot owned by the Iloilo provincial government, located at Magsaysay Village, Lapaz, Iloilo City. Estimated total building, peripheral and other costs is about P40 million.
Total floor area is 11,0777.99 square meters. The first floor will be opened as a commercial area for commercial establishments supportive of the IT activities in the upper floors.
